Under the new guidelines, eligible borrowers now have until January 7, 2029 to apply, but must show both financial hardship and that their home is uninhabitable. If relief beyond 12 months is needed, servicers can only ask for additional documentation after receiving a written request from the borrower related to hardship, habitability, or ongoing repairs. Lenders are now required to respond within 21 days, provide written explanations for any denial, and allow 21 days for borrowers to address application issues. Once relief ends, borrowers are guaranteed a deferral option\u2014no lump sum due for those current on payments. Throughout the relief period, late fees, default interest, and negative forbearance reporting remain prohibited.
